Many buyers are looking for homes in which they can Airbnb a self contained unit or a room or two in a house. This is a great way to earn extra income for your early house taxes, perhaps new furniture or maybe a trip. However, as a home buyer thinking about short term rental (STR) there are some things you need to know. Rules in Victoria have changed surrounding STR.

A short term rental is anything you rent out for less than 30 days on sites like Airbnb.

You may be eligible if;

Your short term rental is your principal residence – the whole home on occasion (for example, when you are on vacation), or up to two bedrooms in your home with shared kitchen and living spaces. This does not include a self contained suite, except for when a renter (with owner’s permission) rents out a suite (their principal residence) on occasion. This is important to know. One of my favourite long walks starts at James Bay’s Fisherman’s Wharf which is full of colourful float homes that sometimes come up for sale.

Can you imagine living right there on the water with views to downtown and the beautiful now ‘blue’ bridge?

Fisherman’s Wharf is also  home to tons of great food choices. There are options for eco-tours departing right from the wharf.  Feeding the  seals is a big attraction for families. I love seeing the little kids smiling and laughing as the seals dance around the water.

Next I like to walk along Dallas Road south until I reach Ogden Point. During the summer months you will often see the cruise ships docked here. Including the giant Norwegian Bliss. The Breakwater is a gorgeous stroll itself out to the little lighthouse. If you want to stop for a beer or other drink, then I recommend The Breakwater. This entire area is amazing at sunset.
